    Office tenant improvement costs in Canadian cities (2026)

    A note on scope before any figures, because honesty about coverage is the point of this publication: the corpus prints office fit-out bands — Class B interior fit-out as the source labels it — at mid and high finish. It does not print retail or industrial fit-out bands. So this article covers office tenant improvements and says plainly, rather than papers over, that retail and industrial fit-out are outside what we can quote today.

    How to read a fit-out band

    Fit-out pricing moves with finish tier more than with floor area: the jump from mid to high finish within a city is larger than most city-to-city differences at the same tier. These are interior fit-out figures — the base building, landlord work letters, furniture and move costs sit outside them. As with every figure we serve, the band is what the guide printed; multiply by your own area and the result is still quotation, not estimation.
