Why a range and not a number
The guide prints a band because honest pricing is a band. Two houses of identical size land at different points depending on finish tier, site conditions and specification choices. A single figure would pretend to a precision the source doesn't claim — so we show the range, and we show where it came from.
Notice what moves the figure: finish tier, far more than square footage alone. The luxury band doesn't overlap the mid band at all — the decision about what you're building matters more than a few hundred square feet either way.
What these figures leave out
Both bands are hard construction costs only. That exclusion list is not fine print — it's most of what makes a real project budget. The printed figures exclude land, legal and marketing costs, off-property site services, purchaser upgrades, property taxes, municipal fees, soil and environmental tests, contingencies, management costs, levies, professional fees, equipment and furnishings, insurance and bond costs. Read the bands as what the structure costs to build, not what the project costs to finish. A complete budget adds the excluded lines on top — and those lines are exactly where site-specific quotes from your designer, surveyor and municipality belong.
